    • Gazebo lights are set on a “dusk to dawn” timer and will go on and off automatically

    • The power strip attached to the gazebo is powered separately and can by used to charge mobile devices

    • To turn lights “OFF” you can use the remote inside the power strip box

  • Quiet Hours are between 9pm and 7am. You can still use the pool and outdoor amenities, we just ask that you keep noise levels down.

    Remember, this is a residential neighborhood and we need to be respectful of the residents around us.

    • Please place all trash and recycling items in the proper bins

    • We have a service (CanMonkey) that puts the bins out for collection the night before the scheduled pickup day

    • Trash is collected 2x per week on Tuesdays and Fridays

    • Recycling is collected 1x per week on Wednesdays.

    • The bins will also be put back after collection

  • There are a few Publix Grocery stores close to the house with the closest one is Publix Super Market at Oakhurst Plaza, located at 9201 Oakhurst Rd, Seminole, FL 33776

🏡 House Tips & How Things Work

  • To Unlock the door:

    • Enter the provided access code on the keypad of the front door lock. When entered correctly the door will unlock automatically

    • Wait for the bolt to completely turn before trying to open the door

    To lock the door:

    • On the inside, turn the thumb turn to lock the door

    • On the outside, press the 1-touch lock button that looks like a lock

    TV’s

    • All TVs are fitted with Roku streaming devices.  Feel free to log into any of the streaming services with your account.  Don’t forget to log out before you leave

  • Pool Safety

    • NO DIVING

    • NO SWIMMING ALONE

    • NEVER leave children unattended near the pool

    • No food or drink allowed in the pool

    • No glass containers or bottles near the pool deck

    Pool Maintenance / Cleaning

    • The pool is professionally serviced twice per week, typically on Tuesdays and Fridays. These are the usual service days but may occasionally change if needed.

    • During service, the pool may be temporarily unavailable for 15–30 minutes, unless there is a larger issue being addressed.

    • The pool technician will notify you when it is safe to swim again.

    • They will let themselves in and out of the backyard and should not disturb your stay.

    Pool Heater

    • The pool heater is provided for your comfort and is set by our pool technicians at an optimal temperature for guest enjoyment.

    • The heater settings are calibrated to maintain both comfortable water temperature and proper chemical balance.

    • For this reason, we kindly ask that guests do not adjust the pool heater controls or temperature settings.

    • If the water temperature ever seems off or you have questions, please send us a message and we’ll be happy to help.

    • Please note that during cooler weather the heater may take longer to maintain temperature, and water may feel cooler than expected. Outdoor temperature and weather conditions can affect how quickly the pool warms.

  • Grilling

    • Please keep grill 10 ft away from the house when using

    • Recommended that grill is cleaned before use

    • Please hand wash grill tools

    Grill Cleaning:

    • Preheat the grill to about 350*

    • Submerge head of cleaner in ice water until saturated

    • Clean cooking grate in sections, Re-saturating often

    • Flip to use stainless steel scraper

    Outside Gas Fireplace:

    • To be operated under the supervision of an adult

    • DO NOT touch lava rocks, they can get hot during use

    • NO smores or cooking of any kind - any marshmallow or food residue can damage the gas fireplace

    • To operate the fireplace, turn the dial to “low” and then hold the igniter button until the flames catch.  Then release the igniter button.

    • The oven and stove are electric and may affect cooking times compared to gas or propane

    • We have a Keurig Duo Coffee Machine for pots and single cups of coffee

      1. Coffee packets provided can brew 12 cups with 1 bag

      2. There are also reusable k-cups, but we do not have pre-filled k-cups 

      3. We also provide creamers & sweeteners

      4. Please turn off coffee machine once finished

    • Brita water filter pitcher is provided in the refrigerator, spare filters are available in the pantry closet by the garage door

    • There is a small foldable stool located in the pantry/hall closet if needed

    • Extra garbage bags can also be found in the pantry closet

    • The light switch for the 4th bedroom/office is located in the family room, to the right of the kitchen window and is labeled

    • The light switch for the pool water light is located behind the door in the 4th bedroom/office - this is also labeled

    • Please do not overload washer or dryer

    • Please empty the dryer lint trap after every load

    • Please place all trash and recycling items in the proper bins

  • Front door lock

    • Door lock will lock automatically after 10 minutes

    Power Outage/Circuit Breaker Trip

    • If any circuit breakers should trip during your stay, please contact us directly via the app

    • If there is a power outage please contact as well

    Fire Extinguishers

    • There are two fire extinguishers located on the property:

      1. Beneath the kitchen sink (labeled)

      2. Just inside the garage by the door to the house

    Security Cameras:

    • Ring Camera devices are utilized for security & safety purposes on the exterior of the property.

    • There is one Ring Doorbell on the front porch, exterior facing the street

    • There is one Ring Floodlight camera that faces the exterior garage door on the north side of the house. 

    • There is one Ring camera that faces the pool pump equipment on the south side of the house. 

    • None face any of the guest areas, and will not affect your stay in any way

    Window Alarms

    • Certain doors and windows that provide direct access to the pool area are equipped with safety alarms, as required by local county safety codes. The alarms should remain on during your stay. If you would like to open a window for fresh air, there is a small switch on the magnetic sensor that allows the alarm to be temporarily disabled.

    • Gazebo lights are set on a “dusk to dawn” timer and will go on and off automatically

    • We have a landscaper that comes to cut the grass, trim trees/bushes and clean up the yard.

    • He is scheduled to come every other week, usually on Fridays but this can change sometimes

    • He will let himself in and out of the back yard using the gates and should not bother you in any way.

    • Grilling tools are Hand Wash Only

    • Ice trays and ice cube storage bin are hand wash only

    • Upon checkout, we ask that guests wash their dishes or start the dishwasher and remove kitchen trash and any unused food.
